AVAILABILITY
• Monday – Saturday 8:30am – 5:30pm as well as overtime when necessary
• Extensive travel to multiple locations as required or needed
RESPONSIBILITIES AND DUTIES
• Responsible for the completing general indoor and outdoor maintenance on various company owned facilities.
• Able to provide your own transportation to and from job sites with a valid driver license.
• Effectively and professionally communicate with corporate, Operations Manager, Area Manager, Project Manager, fellow associates, tenants and vendors.
• Ability to speak clearly and persuasively in positive or negative situations and responds well to questions.
• Maintains a neat, clean, safe and secure job site by managing the team in safety procedures and direction.
• Able to perform maintenance on general plumbing, electrical, carpentry, irrigation, landscaping and automotive issues.
• Able to operate and maintain all types of hand, electric and gas powered tools.
• Organize and maintain tool inventory, building material as required and places orders.
• Able to operate and maintain in working condition company forklift and other vehicles such as trucks, trailers and golf carts.
• Responsible for the dispensing of propane into canisters and/or forklifts, recreational vehicles as needed.
• Directly responsible for any property maintenance
• Make regular assessments of the condition of assigned properties, and clean, company owned houses, offices, hallways, and facility grounds as needed. This includes, but is not limited to, cleaning units, restrooms, mopping, painting, changing light bulbs, and yard work.
• Complete all projects in a timely and efficient manner.
• Provide accurate daily feedback and updates regarding all projects, verbally and by utilizing Fresh Service.
• Develops and implementations maintenance procedures
• Can manage and organize a team.
• Manage contractors and vendors.
• Deals with construction and development on the property.
WORK SKILLS, EXPERIENCE, AND QUALIFICATIONS
• Well-developed English oral, written skills
• Proficient using Microsoft Windows 7/10 and Microsoft Office Suite including Word and Excel.
• Proficient navigating the Internet, Email, and Online Resources.
• Basic math skills
• Ability to perform light to moderate maintenance and overall property upkeep.
• Eagerness and work ethic to diligently stay ahead of deadlines.
• Knowledge and physical ability to use general maintenance tools.
EDUCATION AND TRAINING:
• HS Diploma/GED equivalent, college education a plus.
• Construction and maintenance experience is required.
• Forklift experience a plus
• Needs to be able to drive a manual car/truck.
PHYSICAL REQUIREMENTS:
• Physical exertion such as long periods of indoor and outdoor standing, walking, reoccurring bending, crouching, stooping, stretching, reaching or similar activities and lifting a minimum of 50lb assisted or unassisted.
• Climbing and/or ascending flights of stairs, roofs, trees, ladders and buildings as needed
